
Dubai’s Al Yalayis passenger station is scheduled to open on September 30, adding the emirate to the expanding Etihad Rail passenger network.
The station is located near Al Furjan and Jumeirah Golf Estates, making it particularly accessible to residents of southern Dubai and people travelling regularly between Dubai and Abu Dhabi.
Families living nearby expect the railway to make inter-emirate family visits, work journeys and weekend trips easier. Residents have also been watching trial trains and construction of a pedestrian connection linking the rail facility with the nearby Dubai Metro station.
Property owners and agents say demand has increased in neighbourhoods offering convenient access to rail and Metro services. One resident reported that villas in her community had risen from approximately Dh6 million eight years ago to around Dh18 million, although this reflects an individual property example rather than a market-wide valuation.
Residents have also warned that surrounding roads could become busier after the station opens. Those considering moving to the area should therefore assess both public-transport access and peak-hour road conditions.
