Emaar unveils Dh200 billion mega masterplan development in Dubai

Emaar Properties has announced a Dh200 billion mega masterplan development in Dubai, covering more than 4.5 million square metres of gross floor area.

The developer behind landmarks such as Burj Khalifa, Dubai Mall and Downtown Dubai said the project will include residential towers, luxury villas and mansions, Grade-A offices, retail, hospitality, and civic and cultural facilities. It is planned as a “city within a city” designed to house nearly 150,000 residents.

Emaar founder Mohamed Alabbar described the project as the company’s most ambitious vision yet, reflecting confidence in the UAE’s future. However, the company has not disclosed the location, unit count or launch timeline.

The development will feature skyline views of Burj Khalifa, Burj Al Arab and Palm Jumeirah, along with an exclusive gated villa enclave offering five- and six-bedroom residences and mansions with resort-style amenities.

It will be designed around a 20-minute city concept with metro connectivity, smart mobility systems, digital infrastructure, EV-friendly pathways, and app-based community services. Schools, healthcare, mosques, cultural venues and retail will all be within walking distance.

The masterplan will also include swimmable lagoons, lakes, parks, cycling routes and landscaped green spaces, centred around a district park with sports, leisure and wellness facilities.

It will be divided into five zones, including a Business Hub, Urban District, Young Families Cluster and a Family Living Zone, each with distinct characteristics.
